Explore your Refinance Options and Apply
Talk with your Loan Originator
Together with your Loan Originator, you will explore the refinance options that we offer. They will make sure to address the benefits of every option to find the right one for you.
Gather documents needed
Your Loan Originator will provide you with a list of documents needed to process your application.
They may include:
- Pay stubs from the past month(s)
- W’2s for the past 2 years
- Bank statements from the past 2 months
- Tax returns for the past two years
- Depending on your refinance choice, other documents may be needed
Once you have gathered all your documents and sent them to your Loan Originator, you can apply for a pre-approval on your loan refinance! Your Loan Originator will help you throughout the application process. Any questions that you have will be answered, and they will guide you to make sure that there are no mistakes to prevent any delays in the process.
Great news! You have been pre-approved and can now move forward in the refinance process.
Loan Estimate and Appraisal
After you have been pre-approved, your Loan Originator will reach out to you regarding your conditional loan estimate. Your conditional loan estimate will cover an estimate of your new monthly payments, loan terms, closing costs, and any other details that will be important for you to know.
If you are happy and confident about moving forward with the process, your home will be appraised. Similarly to when you first purchased your home, to determine its value.
Complete Application and Send to Underwriting
Our lender will use the appraisal to revise your conditional loan estimate. If your appraisal shows that your home is worth more or less than in the estimate, the lender will make any needed changes to the terms of the conditional loan.
Your Loan Originator will help you determine whether the new conditions are reasonable and it would benefit you to refinance.
Have any questions? Your Loan Originator can explain to you why and how your loan can change based on your appraisal.
Once you are ready to continue with the new conditions, your Loan Originator will obtain all needed documents needed for underwriting and send your file to the underwriter to process. When the underwriter has processed a final review, your Loan Originator will reach out to you with the decision on your application.
Approved and Ready to Close!
Your conditional loan is now fully approved, and you are ready to coordinate the details for your refinance closing date.
Ready to close
Your Loan Originator will help you prepare for your closing date and explain what you can expect. Everything and anything from the documents you will be signing, who will be present, and what to bring with you to be prepared. This is an exciting time, you deserve to save money and use equity from your home. Whatever your situation may be, the Bear Flag team will help you get to this final stage.
